A CMA, or comparative market analysis, basically looks at recently sold and active properties in the area of a home that are comparable. Reviewing the recent trends and activity help  to determine a home’s value. It’s important to see a CMA to determine whether the home you’re looking at is priced reasonably for the market.

Closing costs are expenses involved in buying a house that don’t include the price of a property or the down payment on a loan. Early spring and summer, especially June, is a typically a goodtime to sell a home. Research shows that home sales in May, June, July, and August account for 40% of total annual sales volume. Overall, home sales are still pretty good through early fall. Home sales tend to slow once winter hits. In the past January was the worst time to list a home as year after year sales were down in January and February.  However, in February 2023 sales were up for the first time.
